This is to confirm that the window to submit objections to the Catesby development in Allhallows (350 dwellings on land off Stoke Road) is still open, as the application has not yet been determined by the Planning Committee.

Residents who wish to object may do so using the template objection prepared by an independent group, which is shown below. This template is free to use and can be adapted to reflect your own views.

Although the proposed site is located in Allhallows, this development would directly affect residents of Stoke for the following key reasons:

  • Traffic and Road Safety

The development is expected to generate a significant increase in traffic on Stoke Road and surrounding rural routes, potentially more than doubling current daily traffic levels. This raises serious concerns around road safety, congestion, junction access, and emergency vehicle movements, all of which would impact Stoke residents.

  • Pressure on Rural Roads and Services

With limited alternative routes, increased vehicle movements are likely to affect journey times, safety, and the rural character of roads shared by both communities.

  • Lack of Sustainable Transport Alternatives

The area has poor pedestrian infrastructure, limited bus services, and no safe cycling routes, making reliance on private vehicles unavoidable and placing additional strain on existing transport networks serving Stoke.

  • Environmental Impact

The site lies extremely close to internationally protected habitats. Increased recreational pressure, including walking and dog‑walking, along with noise and lighting, would affect shared countryside and coastal routes used by Stoke residents.

  • Loss of Rural Character

The scale of the proposal would push development further towards open countryside and the estuarine landscape, permanently altering the setting shared by both villages.

For these reasons, residents of Stoke have a clear interest in commenting on this application.
